The small detail behind a big roof leak

Why flashing at a chimney, wall, or vent deserves a closer look before you replace the whole roof.

Start with the change in materials

Flashing manages water where the roof meets something else: a chimney, wall, skylight, or vent. These intersections must direct water back onto the roof surface. A defect can be small and still allow water to travel far enough to create a surprising interior stain.

Sealant is not the whole detail

Visible caulk may be one part of an assembly, but it cannot substitute for correctly integrated flashing. Movement, surface preparation, and weathering affect seals. If the same place has been patched repeatedly, ask what lies beneath the patch and how the water path will be restored.

Use the room below as evidence

Take notes on when a stain grows, whether wind direction changes the leak, and which roof features sit above the room. For Camden County homes with additions, include the connection between the original house and later work. That junction can matter more than the broad shingle surface.

Ask for an explanation you can follow

A useful assessment identifies the suspected entry point, the surrounding material condition, and the limitations of a visual review. Before accepting a repair, ask what will be removed, how new flashing will be integrated, and whether hidden damage may change the scope.
